We provide preliminary design services for either roofing and/or waterproofing to address the entire exterior building envelope. These services are designed for clients who have budgeting in place and funds allocated to begin their project. Less detailed than an Evaluation Report, this service assembles the existing conditions to create a design document to address what must be done to correct the identified problems and what the real-time cost of the project will be. It provides you with all the facility data required to develop a project manual and subsequent request for bid.

The scheduling problems were addressed by working with window and sliding glass door manufacturers to develop detailing which would allow the complete removal and replacement of doors and windows from the interior. Detailing was developed which allowed sealants to be placed from the interior and provide temporary waterproofing for non-operable windows until long-term waterproofing could be installed at the exterior from swing stages. These procedures allowed efficient scheduling for both the door/window replacement and waterproofing.

Scope of Due Diligence Services - The following building systems and conditions are included in the study. Our study will be conducted by a team of registered engineers and architects, with specialties in structural and mechanical/electrical engineering, architecture and construction. The specialists working on each project have extensive experience in such investigations. Conclusions will be drawn from on- site observations, interviews with users and management/maintenance personnel. Appropriate documents will be reviewed for orientation purposes.

Upon investigation of existing conditions, we found the building to have coal-tar bitumen roofing with gravel surfacing. The roofing had been mopped directly to a perlite-based lightweight fill material placed over structural concrete planks. The existing roofs had no slope for drainage. The existing conditions allowed gravel to be vacuumed and the existing roofing to remain as a temporary roof. Vermiculite-based lightweight insulating concrete was poured over the existing roofing to provide both thermal insulation and sloped to drainage.
