Be as involved as you’d like in the design and construction of your new home. Our Five Step process makes it easy for you to know what comes next. Our custom home building process can be broken down into five consecutive steps. Generally the steps must be accomplished in order, but there is some variability in the scheduling within the individual phases of the project. Along the way are several “checkpoints”, where you will sign off on particular decisions or stages of work. The five steps are: 1. Find a property that suits you. This involves many factors, such as what amenities you look for in a community, location, views and of course, cost. Bend Trend Homes has resources to help you find that perfect lot. We can also discuss any potential pro’s and con’s of the site with respect to design and building before you buy. A truly well designed home is designed for the location where it is built, so it is important to know your site before you begin design. 2. Preliminary Programming, Budgeting, Financing and Contract. At this stage, you will meet with Bend Trend and the designer to begin the exploration of design. Basic parameters for the new home will be established so the design may begin. These parameters include size of the home, number of rooms, special features, general orientation and approach for the home, level of finishes, and more. The budget based on these initial parameters is created and a contract is signed that allows Bend Trend to begin work. Financing and payment schedules are established. At the conclusion of this step, design of the home can begin in earnest. 3. Design. Starting with your initial programming parameters, a design begins to take form. The floor plans are worked out first, then the design progresses to a 3D model of what the exterior may look like. The process is iterative and involves you as much as you choose to be involved. When basic floor plans and the overall look of the home are established to your satisfaction, you will sign off on the design. At this point, the design will be prepared for submittal to the relevant Architectural Review Committee. After approval, the design will continue to progress, and the associated budget may be updated based on the more detailed information. At this point exterior materials and finishes have been established, since they are generally required for the Architectural Review Submittal. It is also common at this time that a preliminary landscape plan be created. The plan shows the general scope and intent for the landscaping and irrigation system. Once the design is completed, the home is ready for building to begin. Before the documents are submitted for the building permit, you will be walked through the final drawings with Bend Trend and the designer, giving you a final opportunity to address any outstanding questions before the design is signed off by you and submitted for permits. Once the permit is obtained, construction can begin. 4. Construction. During the construction phase, many decisions need to be made regarding fixture and finish selection. Most of these can be done via another method of correspondence, and do not require your presence at the site.
