Hidden conditions that cannot reasonably be foreseen can be handled quickly and with less aggravation if someone representing the owner is available when the condition is exposed. The project representative can catch any errors in installation that might be covered by subsequent roofing installation such as improper fastener installation, wrinkles, voids in adhesives, etc., and get them corrected before they become a problem. Having a fulltime project representative on the roof during installation is the best assurance of the contractor's compliance with the contract documents.

As with contractors, the choice of manufacturer should also be based on stability. How long has the manufacturer been in business manufacturing roofing materials? Some manufacturers started out manufacturing other things and became roofing materials manufacturers as a side business. So if they say they have been in business for 100 years but, in truth, have been manufacturing roofing for only five, steer clear. Aluminum coatings contain mill contaminants, oils, graphite, and carbon residues and oxides that act as release agents for elastomeric sealants. Some baked-on coatings will also make adhesion difficult. Adhesion testing to determine the suitability should be done by the sealant manufacturer for each installation because variations in fabrication make each batch of coating different. Galvanized steel has a history of poor sealant adhesion. Due to the sacrificial nature of the galvanizing, the surface gradually erodes, making long term performance of an elastomeric sealant difficult.
