Simple formula, take the as is value of the land or building, divide by 2, subtract the debt owed and you get the base number. We can go to 15 times that base number. So if a borrower needs $50 million to build and he has a piece of land or another cash flowing building worth $10 million that he owns free and clear, we can take the $10 million, divide it by 2 and get $5 Million and since there is no debt, the $5 Million is my base and we can go 15 times that or $75 Million. The fund takes some off the top to trade but your borrower would easily get his $50 million. This is only for commercial projects, not residential.
