Coast Property Management Rental Service: We will provide you with reliable and affordable solutions for your property needs. Coast Property Management has 30 years experience in helping income property owners find qualified tenants to fill their vacancies. We offer full rental services and have our own in-house Maintenance Department. Tenant applicants are screened through a credit report, eviction report, rental history and employment verification. We assist you in selecting the best possible tenant upon your final approval. The final decision is ultimately made by the property owner. We will do rent collections and processing, periodic property inspections, statement of accounts with direct deposits, maintenance services, 24 hour on call emergency service, handle tenant complaints, collections, and evictions. Rents are typically due on the first day of each month and considered delinquent after the 5th of the month. We issue monthly income/expense statements on or about the 20th of the month that reflect all activity on your rental property. All bills associated with your property are paid when due during the month. A computerized monthly statement describing all activity for each month will be sent to you along with a check for the balance of the collected rent. These funds can be deposited directly into your bank account. We require owners to maintain a balance of $300 for emergency repairs. In cases of eviction, we will represent the owner in court. Evictions are on a cost basis. Before tenant’s move in we inspect the property to verify move-in condition, take and store digital pictures of the property for reference and make a ‘move-in’ checklist to complete documentation of the property prior to the new tenant’s occupancy. The same process will be taken when a tenant elects to move out of the property to dictate the amount of security deposit to be retained for cleaning or damage caused by the tenant. A written notification will be sent to the tenant if any cleaning or damage is to be deducted from the security deposit in accordance with current rental laws.
