This can create many logistics and bureaucracy that do not normally happen on residential projects. Whether it’s a new single-ply membrane roof for a chain of stores or a specialty metal remodel of an apartment community, we are set up with many commercial manufacturers to provide the best installation of your projects.

We specialize in single-ply roofing applications and our product of choice is PVC for many reasons. Torch down and BUR roofing products have been around for centuries, but with advances in technology these antiquated and messy applications are declining rapidly in the market place. PVC offers much better warranties, efficiency and safer installations than it’s petro counterparts. Much more proven than TPO with less failure rates.

Element Smart Roofing strives to break that mold. Our warranties don’t say “Lifetime Warranty” on every project like many of our competitors do. We offer the best manufacturer warranty for each project then match the manufacturer warranty with our own Smart Warranties. In the end the only good warranty is one from a roofing company that will be in business next year. Please do your research and find out if the contractors you have invited to bid on your roof project have been in business for at least 5 years and have not closed down another company only to re-open under a new name, as this is a very common tactic to avoid potential lawsuits from warrantied roofs (as well as liens and debts to suppliers and the tax man).

Cedar shakes have been the de-facto roofing material in the Northwest for many decades, it has been over the last 15-20 years that the [push has been made to go with alternative roofing solutions as much of the old growth cedar has diminished. Many HOA’s and homeowners like the classic look and natural beauty, Cedar shake has to offer and choose to maintain their existing roofs in lieu of a replacement. We offer compressed air cleaning and low pressure washing of cedar shake roofs for over 25 years. A properly cleaned cedar shake roof can not only extend the life of the roof but restore it’s original beauty.

Residential: Most residential warranties from any given manufacturer will only cover materials, unless a contractor is a certified installer and on a contractor program. Some manufacturers offer these, others don’t. If its a PVC roof then 9 times out of 10 the warranty from the manufacturer will only be a material warranty, please make sure you clarify this with your sales guy.
