GEORGIA STATE TRADE ASSOCIATION OF NONPROFIT DEVELOPERS G-STAND RESEARCHING NSP BEST PRACTICES In view of the rapid pace of the rollout and implementation of the Neighborhood Stabilization Program, G-STAND hopes to support community-based nonprofits receiving NSP funds in tackling foreclosures in their target neighborhoods. To lessen the learning curve and facilitate sharing of information around the strategic use of NSP funds, G-STAND has contracted with Insights Plus, LLC and Davidson Consulting to identify best practices of nonprofit housing development organizations receiving funding under the Neighborhood Stabilization Program in Georgia. The consultants will catalog these best practices into a toolkit that G-STAND will post on its web site and also reproduce for distribution. G-STAND will use the toolkit as an educational resource for nonprofits to help them use NSP funds quickly, creatively, strategically, and with high impact. G-STAND will also host a meeting for participating nonprofits upon initial release of the toolkit to present some of the best practices in detail. If your organization participates in NSP, please cooperate if one of the consultants contacts you for an interview. We expect to complete development of the toolkit in January 2010. G-STAND thanks Citi Foundation and Wachovia Foundation for their financial contributions to this project. 8TH ANNUAL FALL AFFORDABLE HOUSING CONFERENCE On October 20 AHAND, Georgia Affordable Housing Corp., and G-STAND sponsored Georgia's only statewide housing conference planned for and by the nonprofit affordable housing community. Thanks to our partners who supported this conference: Home Depot Foundation, Chase, BB&T, SunTrust, RBC Bank, Atlanta Neighborhood Development Partnership, and the law firm of Arnall Golden Gregory. Mary Presley with HUD and Phil Foil with the Georgia Environmental Facilities Authority kindly provided their presentations for those who could not attend the conference. Rental Homes remain “out of reach” for millions of Americans Georgia’s high cost of housing highlighted in 2009 housing affordability report Atlanta, GA– According to a national report released today on rental costs for every county, metropolitan area and state in the nation, the Housing Wage for Georgia is $14.66. The Housing Wage is the hourly wage a family must earn – working 40 hours a week, 52 weeks a year – to be able to afford rent and utilities in the private housing market. WORKSHOP G-STAND and AHAND offered the second in series of lunch and learn sessions on May 10. The presenter, Tony Lehman, with the law firm of DLA Piper, discussed the key provisions in the Georgia lien statutes and the ways that these statutes can be used to reduce the possibility of liens being filed on projects. Most importantly, this seminar analyzed the changes to Georgia's lien laws that took effect on March 31, 2009. ARCHIVE CONTRACT NEGOTIATION SEMINAR AVAILABLE ONLINE In collaboration with the Pro Bono Partnership Atlanta, the Atlanta Bar Association Construction Section, the Pro Bono Project of the State Bar of Georgia, and AHAND (the Atlanta Association of Neighborhood-based Developers), G-STAND offered Contract Negotiation with General Contractors and Construction Managers in November. The instructor, Anthony Lehman with DLA Piper, covered the key contractual provisions in a general contract. This included payment clauses (lien waivers, etc.), liquidated damages and damages for delay, job safety, indemnification provisions, and dispute resolution.
