If you have discolored grout or caulk that will not clean or missing and cracked grout that's likely the early signs of water damage to some degree. The grout and caulk are the gasket between moisture and the drywall, that's it! When there is discoloration bacteria is growing and it can't be stopped until it is removed. You can't wash off what you can't get to! We regularly redo 3 to 5 year old newer homes, because most of the new shower installers haven't been trained to build a quality long lasting shower pan, and no one is watching over them.
