Having been in the utility business since 1968, we have noticed and increased awareness in the cost of providing water/sewer, gas and electric ("Utilities") to residents. Utilities as used in this discussion will include such common area uses as irrigation, laundry,Based upon our experience and research, utility rates have escalated by an average of 18% over the last three years in the United States. While the increases vary within each municipality, clearly these costs are becoming a more critical component of the Income Statement for large and small Owners and Managers of real estate. Utilities are one of the few remaining controllable expenses.Retrofitting utility consuming devices which don't require a fixed quantity to operate is an important first step. Retrofitting involves evaluating, providing and installing fixtures and equipment which require less to operate than the existing fixtures. Nationally, utility rates are such that paybacks for new equipment can often be measures in months. There are also indirect, but no less important, secondary benefits of retrofitting programs, including lengthening the useful life of other related fixtures and infrastructure itself. Further, the benefits of employing environmentally friendly equipment cannot be overstated.
