Owning rental property has historically been a good investment, but trying to manage it yourself can be difficult and in today's legal invironment, often risky. Ponderosa Property Management is a professional, full-service property management firm whose sole purpose is to find and retain quality tenants, maintain the appearance and condition of your rental property, and to cost-efficiently manage all the legal and financial necessities that a rental requires.

The following guidelines have been established as Ponderosa property management’s criteria for approving applications to rent. Our criteria has been established to ensure all applicants receive the same consideration in determining eligibility. 1. Management will not discriminate against any rental applicant by reason of their color, race, religion, nationality, ancestry, sexual preference, age, marital status, or physical handicap, or any discrimination prohibited by law. 2. Each adult must fill out an application to rent completely. Incomplete applications will not be processed. Falsified information on any application shall be cause for rejection, or later terminate any rental agreement. The rental application is being used to determine if: a. Prospective resident(s) can and will pay the rent. b. Prospective resident(s) will not disturb the neighbors. c. Prospective resident(s) will take care of the property. 3. All income sources, employment, personal character references (including information obtained by buttecourt.ca.gov) and credit rating of 580 or higher will be verified for each applicant. 4.
