Acquisition responsibilities included. · Prospecting and building rapport with owners and real estate brokers to find quality assets for investors. · Underwriting historical financials for each property under consideration. · Creating detailed two year pro-formas and five year summary cash flow projections. · Identifying EBITDA and net cash flow after debt service and investor payment projections. · Conducting site visits to consider acquisitions nationwide · Deriving an offer price and terms after feasibility analysis and site visits. · Working with attorneys on executing purchase and sale agreements. · Identifying prospective lenders, working with the loan officers to secure term sheets. · Generating all information necessary to insure approval from lenders and investors. · Interfacing with all necessary specialist to close the transactions. Ryan Housekeeper is also a Certified General Appraiser with several years experience completing seniors housing valuation services. He began his seniors housing career at Integra Realty Resources and currently provides contract valuation services for the Integra Realty Resources-Dallas office.
