A beautiful home in an ideal location led the homeowners to Frontenac. However, the space did not quite meet their needs, and they wondered whether to tear down or remodel. The homeowners began working with Sinn before they even bought the home, and the design build process led them to create functional, beautiful spaces in their home through remodeling. An Addition was added to the Master Bedroom, and ceilings were heightened and coffered. Beautiful custom features were incorporated into the open, updated Kitchen. Creating the Kitchen as the hub of the home allowed spaces for the family to enjoy life and entertain guests. Reorganizing the space into purposeful, open and inviting rooms made the home livable and comfortable as well as elegant. Working with design build gave the homeowners the opportunity to live in a great location without having to tear down the beautiful original home.

Tricia Sinn, co-owner of Sinn Design Build, was interviewed for this article: "Tricia Sinn, a Ladue, Mo., remodeler who recently oversaw a seller's $24,000 last minute redo, says rather than splurge on major upgrades, it is often better to remove aging window treatments and other dated features and to selectively replace worn and 'icky' items such as countertops, shower doors and hardware. 'A comprehensive, clean look is better than one newly renovated area,' she says. The house she worked on sold at the first open house for $645,000 --- $4900 less than the asking price." During the interview with Fletcher, Tricia explained that many sellers make the mistake of spending all of their money on one room, like a kitchen, which only serves to leave the rest of the home looking worn and dated. Tricia advocates doing a thorough review of the home, identifying what the objection points are, then creating an action plan to address these objection points. She says that in many cases, painting, replacing a countertop and perhaps some appliances and fixtures can make a big difference.

Ladue, MO: March 10, 2008 --- Sinn Design Build is ready to begin construction on a new Showcase Cottage Home at #29 Dwyer Place. The home, located in the firm's Cottages of Ladue at Dwyer Place development, will be a one and one-half story model with a main floor master suite and three additional bedrooms on the second floor. Interested buyers who act before May 1, 2008 will have the opportunity to choose interior finishes and options. Two additional Showcase Cottage Homes are planned for #23 and #25 Dwyer Place, and are currently in architectural review with the City of Ladue. In addition to the construction of the Showcase Cottage Home, Sinn has acquired a new building site at #17 Dwyer Place. The existing home on the site is scheduled to be taken down within the next couple of weeks and will clear the way for an additional cottage home. Sinn began the Cottages of Ladue project in 2005 with seven lots on Dwyer Place. This recent acquisition brings the total to eight building sites. Currently, two building sites remain for homeowners to design and build their own custom cottage at Dwyer Place.
