By: Stephen Holzer, Partner at Commercial One Wednesday I attended CAA’s Fair Housing course presented by Bill Willis with Willis Law Firm and the experience was great. Not only did I learn about fair housing, but I was also able to participate in discussions surrounding the issue with other members, which provided new perspectives and input from other members. In addition, Bill’s unique presentation style was as entertaining as always. Here are the top three things I learned: 1. I learned how to build a “fair housing ethic” into your organization through things like the interview process, employee training and the testing of all team members from the receptionist to the maintenance technicians. 2. I learned the largest source of fair housing complaints is failure to accommodate individuals with disabilities. 3. The course fine tuned my understanding of the need to document the rationale for any departure from written lease underwriting criteria. In these difficult economic times it is critical that we make every effort to utilize flexible criteria that is consistently applied in order to find ways to approve lease applications from good candidates who fall short on credit scores, length of employments, etc. The Fair Housing course brought important issues back to the top of my mind, as do all other CAA education courses. I’ll be sure to attend the next education course, “Apartment Manager: It’s Not a Boring Job,” on Wednesday, October 13 to learn about evictions.
